Clydebuilt II and Ediston achieves full occupancy at “Workstation”, 70 Wellington Street, Glasgow 

Ediston, on behalf of Clydebuilt II, has achieved full occupancy at “Workstation”, a collection of move-in-ready offices at 70 Wellington Street in Glasgow city centre, following the letting of a 1,273 sq ft suite to environmental design consultancy Cameron Kerr.

The transaction, advised by CBRE and Ryden, completes the final ground floor letting following the £3.5 million building refurbishment. “Workstation” is now home to Cameron Kerr, Unison, and Planet DDS, establishing a diverse occupier community within the refurbished space.

The building refurbishment delivers contemporary office accommodation that combines flexibility, sustainability, and compelling occupier facilities. The building boasts EV charging, bicycle storage, enhanced reception areas, basement wellness facilities, and a ground floor business lounge; amenities designed to support modern working. Located near Glasgow Central Station, the building benefits from strong public transport connectivity, while the fully fitted suites carry an EPC rating of A.

The building's sustainability credentials have been central to the refurbishment strategy. The project was driven by “70 Sourced”, Ediston's carbon reduction initiative, which prioritised working with suppliers and materials within a 70-mile radius of the building, and reused or refurbished materials wherever possible to reduce waste.

The letting reflects a Glasgow market where take-up reached 309,600 sq ft in the first half, its strongest since 2018. With available space now 19% below its five-year average, competition for quality, ready-to-occupy stock continues to intensify, according to CBRE's latest figures.

CBRE and Ryden continue to seek enquiries for suites on the first and third floors.
