The Secret to a Stress-Free Summer for Landlords

We all look forward to summer for the same reasons – switching off, spending time with family and friends, catching up on the UVs we missed over winter, and of course, full-time parenting while the kids run riot.

But, if you’re managing a property yourself, it’s not always that simple. That constant “I better keep my phone close” feeling can creep in and take the edge off things. It’s one of the main reasons more landlords are looking at full management – and why it’s worth thinking about.

Managing a property can be more time-consuming than people expect. It’s the late-night calls when something breaks, the weekend messages, trying to find a contractor who can actually come out when you need them – not just for emergencies but for the day-to-day jobs too.

Even when you go away, you never fully switch off. There’s always that thought in the back of your mind that something could happen. Then there’s the turnaround between tenancies, making sure everything is ready to go again – it all adds up.

When people talk about “hands-off income,” it’s not about doing absolutely nothing. It’s about having confidence that everything is being handled properly without it constantly needing your attention.

You still get the benefit of the income – whether that’s for your children’s future, retirement, or just enjoying life a bit more – but without the property feeling like a second job.

A full management service takes care of the day-to-day side of things – such as legal obligations, certificates, and making sure everything is in line with current regulations – and removes a lot of the background stress. Rent collection is organised and clearly reported, which makes things like your tax return far less of a headache.

And when it comes to maintenance, you’re not the one chasing trades or worrying about who’s available. It’s dealt with, whether it’s a small job or something more urgent.

Picture this. You’ve finally made it to your two-week holiday in the Algarve. You’re trying to relax, enjoy the food, the weather, and just spend quality time with the family.

If you’re self-managing, there’s always that chance your phone goes, and suddenly you’re back in “landlord mode”, trying to sort a repair from a different country. It pulls you straight out of the moment.

With full management in place, that situation doesn’t land on you. It’s handled. You’re not chasing updates or trying to fix things remotely – you can actually switch off properly.

When does full management make the most sense?

It’s not to say self-managing never works – some landlords prefer it and make it work well. But full management tends to make the biggest difference when time is limited or when you simply don’t want the day-to-day involvement.

It’s usually a good fit if you:

  • Have more than one property
  • Don’t live particularly close to your rental
  • Have a busy job or family life
  • Are newer to letting and want to avoid getting caught out on the legal side

For a lot of landlords, it comes down to whether they want to be hands-on with everything or whether they’d rather step back and let the property do its job.

Is it time to go hands-off?

If you’re finding that managing your property is starting to take up more headspace than you’d like, it might be worth thinking about a different approach.

At the end of the day, the investment is supposed to work for you – not the other way around. And especially over summer, your time is better spent relaxing than organising repairs or answering calls.

It doesn’t have to be a big decision straight away, but it’s worth looking into if the idea of properly switching off sounds appealing.
